WELCOME LETTERWelcome to River Woods!The Villages at River Woods Homes Association would like to welcome you to the area, and thank you for choosing to become a part of our neighborhood. If you are not familiar with our homeowners association, we would like to take a moment to welcome you and give you a brief overview of the organization. The Villages at River Woods was established, certified and documented with the Register of Deeds in April of 1972; and is governed by the Amended and Restated Bylaws, of 2006. The purpose of the association is to help maintain and preserve the value of the amenities within River Woods, while maintaining a safe and pleasurable place to live. A Board of Directors is elected by the community to oversee the daily functions and financial responsibilities of the Association. It is also a function of the board to administer and maintain compliance with the established covenants and bylaws of the Association. The Board does not have the authority to revise the established covenants in any manner other than by the process defined in the association bylaws. This Board consists of a president, vice president, secretary and treasurer. There are also committees for maintenance, architectural control, social planning and nominations of new members. When feasible, we work together to solicit quality services for our residents at competitive rates. As needs arise within the community, we are represented as a collective group when bargaining for the best rates possible for the requested services. Some examples would include driveway repair and installation, new roofs, waste collection, etc. Social events such as the annual spring cleanup and picnic, the fall picnic and campfire and occasional golf outing provide the residents with the opportunity to meet their neighbors. To help maintain the quality of our neighborhood, the enclosed covenants and bylaws govern River Woods. To help summarize the covenant's articles I through XIII, we are providing architectural guidelines which will assist you in your future planning. These guidelines address the most common questions only. Authorized construction and changes to the existing residence is subject to final approval by the architectural control committee. Our commons area and park is open to all paid members for their family use and enjoyment. We ask that if you plan a large family activity in the commons area, you respect the neighbors near the area and keep street parking to a minimum. When a large gathering is planned, please have guests park on one side of the street only. This will help provide a safe and smooth flow of traffic throughout the neighborhood. We hope you find our neighborhood a great place to live. We look forward to meeting you, and encourage your participation in our activities and functions at River Woods.
